Position Overview

The Construction Estimator is responsible for all aspects of the bid/estimating process from review of project documents and plans through submission. You will be responsible for identifying all scope items and requirements from both project drawings and Black Mountain standard details. Your primary goal is to produce accurate estimates and value driven bids with Black Mountain’s required level of quality and customer satisfaction.

Essential Job Functions

  • Review scopes of work, project plans and specifications
  • Prepare and coordinate construction estimates at all levels from schematics, design development and construction document estimates
  • Prepare preliminary construction schedule to establish general requirements duration
  • Prepare budget and general conditions estimates for entire project prior to bid date
  • Evaluate subcontractors and maintain preferred subcontractor list
  • Prepare and review all bid and/or estimate forms for submission
  • Develop subcontractor solicitation strategies, analyze subcontractor bids and document subcontractor pre-qualification prior to bid date
  • Manage project site pre-bid meetings and site tours
  • Review schedule and constructability issues with Project Manager
  • Review and approve takeoff assignments for estimates
  • Review change orders
  • Assist with Project Management duties as required
  • Assist with other duties as required by Director of Construction

Required Skills

  • Minimum of 10 years residential construction and 2 year estimating experience, with increasing responsibility in project supervision, coordination of subcontractors and attention to detail
  • Solid knowledge of civil/site construction, foundation and structural systems, exterior building wall systems, interior finish construction systems, mechanical and electrical systems, and associated costs
  • Excellent communication skills and multi-tasking ability
  • Strong organizational skills with the ability to prioritize work assignments
  • Must have valid California Driver’s license with clean DMV record and be able to pass background check
  • Ability to get along with others under stress and function as a professional team player
  • Must be proficient in Excel, Word, Outlook and Microsoft Project. Construction Specifications Institute (CSI) and/or AIA knowledge is a plus

 

Position Overview

The Project Manager position is responsible for providing management oversight and on-site coordination for all phases of residential construction projects, including coordinating employees, subcontractors, material and equipment, ensuring that specifications are being strictly followed, and work is proceeding on schedule and within budget. Project Manager shall be responsible for scheduling, inspections, quality control, and jobsite safety..

Essential Job Functions

  • Supervise all onsite construction activities of assigned projects from start to finish, with a commitment to finish on time and on budget
  • Must have prior experience with the building permit process and inspections
  • Generate and maintain construction schedule throughout the project
  • Resolve problems as they arise from the plans and specifications, unknown existing conditions and conflicts with a ‘can-do’ attitude
  • Work professionally with architects, engineers, designers, subcontractors, vendors and your team
  • Oversee jobsite safety procedures and monitor compliance with building, safety codes and other regulations
  • Ensure that all construction work is of the highest quality

Position Overview

The labor position reports to the Project Manager, Superintendent, and Assistant Project Manager-Superintendent on the job site s/he is assigned to. This position is responsible for all necessary manual construction labor, housekeeping, safety, and any assistance required by the jobsite supervisor.
Essential Job Functions

  • Be a responsible individual capable of teamwork, showing up on time, and working hard
  • Clean and prepare construction sites, including laying and removing protection, clearing and hauling debris, and any other tasks as required by the supervisor
  • Maintain a safe and clean job site by handling materials and storing them properly, picking up and removing all tools and equipment when not in use, and securing the job site on a daily basis
  • Operate a variety of basic hand and power tools, as directed by the supervisor
  • Unload and load materials
  • Assist in demolition
  • Dig trenches, backfill holes, or compact earth to prepare for construction
  • Mix concrete, pour concrete
  • Build or take apart bracing, scaffolding, and temporary structures
  • Help maintain site safety throughout the construction process by maintaining equipment, removing possible hazards, from the site, and cleaning up materials that contractors leave behind
  • Follow all safety procedures on the job site and report violations or incidents immediately to supervisor or management
  • Install traffic control devices or direct traffic
  • Assist driver and carpenter as directed by the supervisor
  • Pick up and deliver materials, if required

Required Skills

  • One or more years of experience in construction
  • Possess the mechanical aptitude to safely use basic hand tools (hammer, screwdriver, tape measure, shovel, etc.)
  • Ability to follow instructions
  • Ability to understand and communicate information is essential
  • Ability to manage time, such as, getting to the jobsite on time and managing assigned tasks timely
  • Valid driver’s license and reliable transportation to job sites located throughout the Bay Area, including San Francisco, the Tri Valley Region and Napa Valley
  • ID as required by I-9 form
